Not well maintained. Promised new cabinet doors are no where to be seen. Outdoor fans and landscaping need work. No communication between management and residents has lead to gossip and confusion on what is being done and how. Need to curtail the ambassador program and ask for volunteers to help with programs and events.Just transitioning to our 4th manager so hoping somethings may be looked at

The tour of Larkspur was better than what I expected. Because my wife has been ill, my daughter in law accompanied me as Janice gave us a great tour. Residents were very friendly, the facility was exceptionally clean and the entire process from the visit to securing a cottage was exceptional.

1. Positive: The Admin and Maintenance staff are all professionals. They are responsive to all requests. They are friendly and their smiles light up the world. 2. Negative: More attention is needed cleaning public areas, i.e. hallways, common areas, and the coffee server. 3. Positive: Activities - WOW!!! Many and worthwhile. “Lunch Bunch” is a friendly group exploring new eateries. Bottom Line: We like living here. The facilities, the activities, and most important the wonderful staff and the wonderful residents. Thank ya’ll for being here. P.S. On a sad note, We shall miss Kristina. We wish her success in her new endeavors.

We have been “Dating “ the community since opening, 3 years ago. We attended a couple parties and toured a few times to make sure we could downsize to a cottage. I am beginning to think that I am living in an assisted living facility with all the new people moving in! Seems like some of them look as if they need assistance. It is a little disturbing since we have already had a fire in the apartment since I have lived here! Also one of the long time resident are moving out because of supposedly having mold in their apartment. This is going on my 3rd year here and a lot of of my friends are moving out or looking for other places! Things are much different from when I moved here!

I love the community. So much to do here and so many friends. But management needs to get on the ball with landscaping. Mulch is all but gone, shrubs need trimming, I have been waiting a year for my cupboard doors to be replaced. I could list more but you get the idea. Need security cameras in hallways as 3 residents have been robbed.

I am so excited about the new vending machine inside the mailroom! I saw it on Saturday, and it made my day! I do not know who thought of this, but I for one think it is a brilliant idea. Especially because I am one that does not own a car at this time and there are times when I am craving something to snack on or a soft drink, now all I have to do is go downstairs without having to drive or take an Uber to satisfy my sweet tooth. The delay in processing payments should not be happening. I pay my rent about 2 weeks in advance of the months end. This time the process was so messed up that a 163 dollar late fee was added to my acct. This should not happen, If you are not able to keep up...hire some help...like an assistant..

I think it was kind of funny. A friend had an appointment to look at apartments, ask if I wanted to go along for the ride and get out of my apartment, sure why not. Moving not any not even in my mind. Was just Interested in seeing the apartments and really wanted to see the cottages. But something seemed to catch me, so anyway, I will be moving in at the end of October.

Most common areas excellent. Hallway/stairwell/doors need regular cleaning. Excellent activities, Thursday night excellent.Compliments to the barkeep. He stays busy. A missing appearance by the Director and Assistant at the last 2 Thursday nights has been noticed. Especially for the Birthday night. Last months B-Day event was very nice. We are happy we moved here. We like living here. Thanks to all that help.

I love all the ways you can exercise at Larkspurt....and learn new things like Spanish, sing wonderful songs, have social hours to get to know your neighbors, the cleanliness of the gounds, the valet trash service and what else would anyone else want to know.

Being in the middle of Creekside you would think the noise level would be incredibly loud, but it’s really not. The apartments are very well insulated. We love our first floor cottage as we can park in our garage and walk directly into our unit. We are very comfortable in our two bedroom cottage, and everyone is very friendly without being in your face at the same time. Larkspur is fantastic!!

My cottage and resident interaction is great.The grounds are still unkept the only thing that gets done is the mowing. The weeds keep reseeding, plants keep dying without replacing and no mulch. Activities keep getting canceled, so there is no need for an activities director anymore. Those funds could be spent in other much needed areas.

I've made some amazing friends here. Enjoy playing cards, Mexican Train, exercise classes, socials and outings. As a Resident Ambassador I try to help new residents feel welcomed and comfortable during their transition. I answer questions and invite them to participate in activities to make new friends. Of course, no place is perfect; but it really is a great place to live.

My experience living here for the past year has been a pleasant one. All the residents are so nice and willing to help with anything they can. I like that it is so close to shops and restaurants. I feel really safe here and enjoy how peaceful it is, without a lot of noise. Elizabeth from the front office is always nice and willing to answer any questions you may have and very helpful.

I have been here almost two years and the community seems to have declined during this time. The management team has changed completely without any improvement. The complex is only maintained on the first floor. The elevator alarm has been buzzing for months. Residents do not clean up after their animals. One of the back doors of the complex is broken most so the time which is a security issue. The rent prices are very high and there is no incentive giving to renew your lease.

Joel has great management skills and his interpersonal skills are outstanding....especially for a group of seniors such as we are. He's always available and listens with an open mind. I love the people that live here, we have a great community. The office staff is very nice and Richard the maintenance man is excellent. The management company, Gray Star, could do a better job. Corporate is only interested in the bottom line, that is sadly everywhere you go.

I've really enjoyed the comarderie, the socials, day trips and gym exercise. But I must say that the staff is what keeps this place running so well. Joel is a amazing manager.. always hands on, patient and charming. Kristina is so sweet and will do her best to please and help with any questions. Michelle, our Activity Coordinator, keeps us so busy. Her schedule is packed with fun and laughter. She's always upbeat and smiling. I don't know how she does so much. Elizabeth is kind, considerate and always willing to listen.. she's a great asset. This team is what makes our home here so happy and alive. We NEVER want to see any of them leave us. We appreciate their hard work every day. And have made them part of our family.

I have been living here for 5 months now and still loving every minute of it. I have never felt so safe and cared for since I moved in here. Having been an apartment locator for 27 years I got to know most of the apartments here in New Braunfels, San Antonio and Austin areas. This community is by far the best one of all! Unfortunately, I have not been able to socialize as much as I would like due to a couple of deaths in my family, but as I am able I intent to take advantage of the wonderful activities that Larkspur at Creekside has to offer. I love this place!

My name is Cheryl Ethridge and Ive been a widow for 7 years. I'm moving into11102 a cottage. I'm moving in with a cat, Flora, that doesn't like other cats. I worked an RN in a psych ficilityand now I am working with a speech therepist. I've had 7 cats and they were all frendly and well manored. I miss them greatly. In the 54 years I've been married I loved it. My husband worked as an underground unity expert. We had a plane and we flew a lot. I'm going to miss that man. I am going to miss flying to many port of call. Do you all know anyone that loves to travel.

This 55+ community is rather large but not too much so. Made alot of friends, still don't know the folks that don't come to events (the ones I attend anyway). Plenty to do around here. No need to get bored. Sometimes is seems management gets a little picky but I guess that's to be expected since there are so many personalities in the buildings. I love it here!

We were told when we moved in that management had a open door policy and now doors are locked and they never have time for us, always in a meeting or on phone! Last week I went to office 3 times after receiving a email that the management said was very urgent. Yet the management would not give me a app or take any time to see me! This email had me very upset and I wanted to put it to rest but was not able to because I was never seen. I was told Victoria would call or text me but almost 2 weeks later she never did! This email she wrote was about a issue that was since taken care of between me and the other resident and all is good!!! Victoria brought other things gs into the email that were very upsetting to me and make it very upsetting to live here! And then not even the respect to talk to me. I feel very unprofessional! That being said I am also u happy with all the changes in food and snacks provided, it has gone from really nice to water and lemonade and snack bags of chips!

A few months ago I would have given 5 stars Things are changing. We used to have nice snacks for cards and art room when we were doing things. Now, we get a bag of some kind of chips and water or lemonade. People are noticing the difference and it doesn’t sit well. I live in one of the cottages and I don’t understand why my garbage has to go in the can when I set it on the curb for easy pick up.

Honestly I can say that everything here is great and I very much enjoy living here except for one thing, the landscaping. The weeds are out of control and nothing is being done about it. They should have been dealt with before they started blooming and spreading their seeds everywhere. All of the ornamental grasses and bushes should have been pruned back this month. We are paying for a landscape service that has been very neglectful. Otherwise, all the activities are great. Michelle is doing a wonderful job!

Love the residents and staff. I really like living here because it's close to stores and restaurants. The cleaning lady could use some help. There's been multiple issues with elevator one which I believe is defective. Also I have a large crack from ceiling to floor in the LR which appeared in one day.

It is very quiet. Have met some good people! I wish there were some people here on the younger side, seems to be more 70 and up but that can't be controlled. There are some people here that have care givers and that doesn't seem like a active community to me, I feel those people should be in a assisted living. Great! Time living here has been fun. Met a lot of people. Met a lot of puppies because Jasmine just loves that. She walks around says hide everybody and I say had everyone. Then we go walk outside around and go to the dog park. It's really a great time. We both love it here

Loving it here. Very beautiful inside and out. Grounds are well maintained. Lots of activities going on all week. Quite apartments. Can't hear your neighbors. Everyone in the front office is very helpful.

Excellent response from emergence maintenance. Phone response to voice mail quick and problem repair quickly. The pool is maintain at a good temp and clean. Thank you Maintenance Susan 8104

Pleasant and quiet. It’s close to local shopping and healthcare. A little on the pricey side. We are charged fees for utilities on top of usage, and we can get better internet pricing with our own package; but all of these fees and charges are added on to rent.

Really like all the different amenities and activities and the apartment I chose. If you get bored here it is your fault. I am a very active person and there is a lot I can do here.

Very disappointed in the way the grounds are being kept. The weeds are getting out of control and there are dead plants everywhere. This is such a beautiful place to live and I hate to see it not properly taken care of.

Move in was fairly simple. There were no problems with the Larkspur facility. Our unit was clean and accessible. The managers were pleasant with all answers to our questions.

I am happy with living here. Most of the staff are very nice. I think some of what we were told that would happen are being cut back every week. That’s disappointing.

Really like the gym, residents, socials, Bingo and Loteria. The employees are always ready to answer questions and help with concerns. Maintenance (Chris and Manny) work hard to keep everything on track. Very happy I decided to move here.

Great Staff. Enjoy the Happy Hour get togethers. Lobby and grounds are always clean & pretty. Safe. And secure parking. Well lit at night. Nightly garbage pickup.

The devil is in the details. And LARKSPUR has nailed those details. Things I didn’t realize would make a difference have in just a span of a couple days has made of moving in has made a world difference. As an example who knew the quality and quiet ac unit would give me such a better sleep. There are so many other details. Let’s not begin to expound about the wonderful having onsight managements means . The staff knows the facilities they live here. What an advantage! I just wouldn’t have enough space to say how a stressful move was made very much less stressful by their support. They are happy and love what they do. They actually care about each other and the people living here.

I attended an event at the New Braunfels civic center today and nobody showed up to represent Larkspur. There was a table that got taken down. It was put on by the pak medical group for senior living . I guess y'all don't care about representing our community.

Larkspur at Creekside checks all the boxes! My apartment is spacious with beautiful flooring, counter tops and stainless steel appliances. The office staff are very helpful and the common areas are decorated beautifully. All of the planned events make it easy to meet people and make new friends. I am exploring New Braunfels and I know I’m going to be very happy here!

So far so good. Attended yoga class and it was great. Everyone has been so kind and helpful. We have enjoyed the hot tub and swimming pool. I took advantage of the hair saloon and Faith is amazing and talented. I have no regrets about moving here. My husband and I will strive to make our new home a blessed one.

The pool is what I enjoy. The clean up looks great but I missed it Thursday and Friday during shut down. Looking forward to water weights I am use the light weghts. Would like more morning water classes.

We love the cottage, very quiet. I’ve had maintenance put up new shower heads and that was completed very promptly. Even when I wasn’t at my cottage.

The grounds keepers do such a wonderful job. Richard and Mannie both go out of their way The gates to the pool are awful. I cannot open it at all. I am handicapped and can not enter some of the buildings due to no ramps. There arent any handicapped spots for Vans at the cottages.

Everyone is very nice and it’s a great neighborhood. We have a lot of fun. There is something to do every day . Happy hour on Thursday and games on Monday with lots in between. The grounds are well kept. After the pickle ball court was prepared and my back door area was repaired it’s been much better.

Well there are many issues with this community, I am hopeful that the first year of growing pains ends soon. I believe that they try but the attention to detail is missing so they seem to miss the mark every time. I do really enjoy many of the residents and I love the cottages! Peaceful...

Victoria was an absolute pleasure to work with. She made the experience warm, friendly and welcoming. My wife and I were not sure we would make a decision like this within only 1 week however because Victoria was so transparent and helpful we decided to make the move.

Up till now I have not had to many negative things to say. But when I saw the June calendar I became a little upset. I do not want my money being spent on a political or woke agenda! I do not want someone coming here to try and force their opinions and agenda down my throat! The June 26th event needs to be removed immediately!! Keep politics and special interest groups out of our community!!

Enjoy the residents and the facilities. Activities are fun and interesting. Racketball court is under major repair due to poor site preparation. Large cracks and some subsidence around the major drain in the interior drive along Sophie Lane, again a sign that site prep was not very well done. Wondering about the foundations under the buildings.

Pros- Love the peace and quiet in cottages, neighbors are great. Maintenance is responsive. Management is attentive. Cons - some Maintenance issues linger ( like the foul smell in my unit and electrical issues.

The people here are wonderful. I have a large crack in my sidewalk outside my back door. This has been reported. Also, the flowerbed in the same area has a very large crevice, about 12” deep. This has also been reported. Everything I have requested maintenance for has been taken care of. The doggie park could be better, there’s no water available for the dogs and not enough sitting and shade.

Larkspur at Creekside is a great place to live. It’s exciting to see the amenities that are available and the location due to the proximity of the shopping center, grocery store, restaurants theater, and the hospital.

We really like our cottage, it's perfect for us. We enjoy the amenities and the staff are really great. Since this is a pet friendly community though, it would be very nice to have doggie disposable containers spaced around the grounds. Otherwise we are pretty happy here.

The entire facility is just marvelous. The Gym, the Pool and Hot Tub, two of my favorite places. Then there are the seating arrangements whereby we can find a quiet time to read, etc.! Not to speak of the cleanliness of the place. The people we meet living there are friendly and looking forward to meeting all of them eventually. Also, your Staff are so helpful, friendly and looking out for us like they do is great! Your facility is close to all we ever need in life so that is a great place. Close to retail shops, restaurants, medical facilities, convenience stores and churches. Just right. Looking forward to my life with you hoping for a long time joyful one also.

I have enjoyed living here for the last 2 months. It is peaceful,and have felt safe here. I have met a few of the other residents and have felt very comfortable among them. I plan to join some of the activities offered here, but at the moment I have yet to get all situated completely in my apartment, I plan to do that very soon!

Really enjoy the workout room. Also the Thanksgiving and Christmas dinners. Happy hour and tea time give us a chance to reconnect with everyone. I really enjoy the birding outings. Also the trip to the cheese factory and lunch there was amazing? Thank you for all you do.

Had a very positive, informative meeting with our lifestyle coordinators. December will be a busy month with many holiday activities and the beginnings of new ones. Our book club will hold its inaugural meeting this month. A fitness challenge begins on Saturday ; I do wonder if I should join this since December is filled with many delightful Christmas cookies . I am so thrilled about living here with all the new friends and activities. Blessed!!

My signup was easy and everyone has been very helpful and friendly. The cottages are beautiful and I love all the features. My daughter and I were able to spend time measuring and setting up the way I would like my cottage to look. I'm very excited and looking forward to moving into my new cottage.
